The summary below is not meant to be law or a complete listing of all landlord and/or Village responsibilities, but rather it is a overview of responsibilities given through Village Ordinances and a place to begin to locate information landlords & tenants may need.  For further resources see the links provided regarding federal and state resources.

Landlord Responsibilities

Within thirty (30) days after a tenant occupies a residential or business rental property, the property owner must file a report with the Village Income Tax Director of names and addresses of each tenant.
Within thirty (30) days after a tenant vacates a residential or business rental property, the property owner must file a report with the Village Income Tax Director of names of each tenant and date of vacating.
Any person in the Village receiving rent by a hotel for lodging furnished to transient guests must pay a three percent (3%) excise tax on all rents received to the Village.
Landlord(s) and Property Owner(s) are responsible for all trash bills whether owner occupied or rented.
Landlord(s) must follow the Fair Housing Practices set forth by Ordinance 286A as well as the laws and standards enforced by the Office of Fair Housing and Equal Opportunity

Village Responsibilities to Landlord

When a final notice letter is issued for unpaid utility bills, it will be sent to landlord(s) listed on the account as well as the tenant(s).
If a tenant fails to pay their trash bill the landlord(s) will be notified within 60 days by the Village of the tenant(s) failure to pay.
